Paradise Encore Las Vegas: The South Strip's Most Run-Down Complex Is Gone — Here's What's Coming

If you've ever driven down Las Vegas Boulevard South past the Strip and thought, "What is that place?"...you probably weren't looking at a casino. You were looking at the Paradise Spa — the site where Paradise Encore Las Vegas is now being built. A sprawling, aging condo complex that over the decades went from a health club and mineral bath destination — which honestly sounds kind of cool for the 1960s — to something much harder to look at. Multiple fires. Structural disasters. Asbestos. Infestations. The whole nightmare.

Well, that chapter is officially closed.

The Paradise Spa Is Down

Work crews have been tearing down the 28-acre Paradise Spa complex at 9457 Las Vegas Boulevard South, and the site is expected to be fully cleared by September. If you haven't driven by recently, don't be surprised when you see nothing but open land where 24 buildings used to be. It's one of those blink-and-you'll-miss-it moments that happens in this city all the time — one week it's there, the next week it's not.

How Bad Did It Actually Get?

Pretty bad. Built back in the 1960s, the complex had 384 units spread across 24 buildings. At its peak it was a full-on health club with mineral baths. But over the decades things went sideways in a serious way. Court filings told a story you wouldn't want to live through:

  • Seven buildings that experienced fires

  • Catastrophic plumbing failures throughout the complex

  • Asbestos contamination

  • Failing electrical systems

  • Infestations

And that's just the background damage. Between September 2024 and March 2025 alone, seven more fires broke out at the property. In January 2025, the American Red Cross stepped in to help 29 people displaced by a single blaze. This wasn't a cosmetic problem — this was a public safety situation that had gone on way too long.

Paradise Encore Las Vegas: What's Going Up on the Site

Here's where it gets good. Investment firm Kennedy Lewis closed a $30 million purchase of the site in September 2025, and builder Taylor Morrison Home Corp. is handling the build. Their plan is a brand-new community called Paradise Encore Las Vegas — 275 homes, a mix of townhomes and freestanding houses, trails, a pickleball court, interactive art, and picnic areas.

Model homes start construction in February, with home sales expected in the first or second quarter of 2027. Not far off at all.

What Does This Mean for the South Strip Area?

If you're paying attention to Las Vegas real estate — and who isn't these days — this is a meaningful move. That stretch of Las Vegas Boulevard south of the Strip has been shifting for years, and turning a long-neglected, fire-prone property into 275 new homes is a real signal that the area isn't done evolving. Whether you're a local who's watched that corner deteriorate for years, or someone thinking about planting roots in the valley, Paradise Encore Las Vegas is worth watching. The location alone is the kind of real estate that doesn't stay affordable forever.

Las Vegas tears things down fast. And sometimes, what comes next is actually worth the wait.
